Assumable VA Loans: How Buyers Take Over a Lower Rate

A VA loan can be taken over by a qualified buyer, sometimes at a lower rate than today's. Here's how assumptions work for buyers and sellers.

An assumable VA loan lets a qualified buyer take over the seller's existing VA mortgage, including its original interest rate and remaining term, with the loan servicer's approval. The buyer usually has to cover the difference between the sale price and the loan balance. Sellers should understand that their VA entitlement may stay tied to the loan unless the buyer is an eligible veteran who substitutes theirs.

With many homeowners holding loans from lower-rate years, assumptions are getting a lot of attention in Tampa Bay. Here's how they work.

Who can assume a VA loan?

Any buyer who qualifies with the loan servicer can assume a VA loan. You don't have to be a veteran. The servicer reviews credit, income and debts, much like a new loan. If the buyer is an eligible veteran, they can also substitute their entitlement for the seller's.

How does a VA loan assumption work?

  1. The buyer and seller agree on price and terms, with the contract written for an assumption.
  2. The buyer applies with the seller's loan servicer.
  3. The servicer reviews and, if approved, processes the assumption.
  4. Closing happens with a title company, and the buyer takes over the loan.

Timelines vary by servicer and can take longer than a typical purchase. I can't promise a timeline, so we plan for flexibility in the contract.

What is the equity gap?

The equity gap is the difference between the sale price and the remaining loan balance. The buyer usually covers it with cash at closing or, in some cases, a second loan if a lender offers one. A licensed lender can explain options for your situation. This is the biggest factor in whether an assumption makes sense.

What do sellers need to know?

  • Entitlement: if a non-veteran assumes your loan, your entitlement generally stays with that loan until it's paid off. If a veteran buyer substitutes their entitlement, yours can be restored. More in can you use your VA loan twice.
  • Release of liability: ask the servicer for a release of liability so you're no longer responsible for the loan.
  • Marketing: an assumable loan can attract more buyers. I highlight it in listing marketing and screen buyers for readiness.

Is there a fee to assume a VA loan?

Yes, there's usually a VA funding fee for assumptions, plus servicer processing fees and normal closing costs. Veterans receiving VA disability compensation may be exempt from the funding fee. The servicer and lender confirm the amounts.

How do I find assumable VA loans in Tampa Bay?

Assumable loans aren't always obvious in listings. I'm building a weekly assumable VA loan list for Tampa Bay buyers, and I can check on homes you're interested in. If you're still learning the basics, read VA home loans in Tampa Bay explained.

Is an assumable VA loan a good deal for buyers?

It can be. When the seller's rate is lower than today's market rates, taking over that loan may make owning more affordable over time. But it isn't automatically the best choice. Compare it to a new loan with a licensed lender, and consider how much cash the equity gap requires, how long the assumption may take and whether you'll live in the home long enough to benefit.

Also remember the home itself still matters. Get a full inspection, check the flood zone, get insurance quotes and review HOA documents, just like any purchase. A great loan on the wrong house is still the wrong house.

How do I write an offer on a home with an assumable loan?

The contract should clearly say the sale depends on the buyer's approval for the assumption, list who pays which fees, and set realistic dates for approval and closing. It should also say what happens if the servicer doesn't approve. I work with the listing agent and title company to get everyone on the same page early. Clear communication helps avoid surprises late in the process.

Should sellers advertise their assumable VA loan?

If your loan has a lower rate than current market rates, it may be one of your home's best selling points. I can include it in your listing marketing, explain it to buyer agents and pre-screen buyers so only ready, qualified buyers move forward. Talk with your servicer first to confirm the loan can be assumed and what the process looks like.

Quick checklist

  • Confirm the loan is a VA loan and get the servicer's name
  • Estimate the equity gap with your lender
  • Apply with the seller's servicer early
  • Write the contract with realistic assumption timelines
  • Sellers: ask about substitution of entitlement
  • Sellers: request a release of liability
  • Get flood and insurance quotes as with any purchase
